Buyer Rebate Program

When home buyers enlist the services of Hill Country Discount Realty, we rebate 1/3 (usually 1% of the sales price) of our commission back to our buyer clients in the form of either a credit towards closing costs or as a cash rebate after closing. For example, the rebate could either be applied to your loan closing costs or could be in the form of a cash rebate after closing. A new washer/dryer, new kitchen appliances or simply deposit it right into your bank account if you so choose. The IRS does not consider this income. They consider it a reduction in your purchase price so therefore you do not have to claim your rebate as income!

Why do we do this you might ask? Through technology, mostly the internet, buying & selling real estate has become much more streamlined/efficient. More often than not, buyers are telling real estate professionals what homes they want to see, which has reduced the amount of time & effort a real estate professional spends with most buyers. The old adage of "time is money" could not be more relevant in the real estate industry. Simply put, technology (internet, virtual tours, etc.) has greatly reduced the amount of time it takes to find the ideal home for buyers so therefore we chose to rebate our buyer clients with a percentage of the commission.
